Overview - Location: Burj Khalifa District Downtown Dubai
Home to an exclusive collection of full-floor residences, the 46-storey apartment Building has been developed by Signature Estates Developers. The Owners, through their vision of a truly unique address, and exploring the prospect of lateral living, collaborated and co-created the interiors of the 118 with design firm Hirsch Bedner Associates (Dubai). The brief was to create a living domain that reflects comforts and conveniences of a pristine private mansion, paralleled with cosmopolitan living.

Innovation and / or Adaptive Re-Use:
The vision of a truly unique address was early on initiated by exploring the idea of lateral living. This led to the blueprint of the interiors of each unit to span a full floor … giving way for the panoramic spaces, and comforts of a pristine private mansion, coupled with cosmopolitan living. creating a good energy flow in which spatial arrangement is uninterrupted by vertical access.
Aesthetic Value & Functionality:
The 118 offers a choice of two Design Styles; 'Signature Classic', 'Contemporary'. Both united by the simplicity of the contemporary combined with the grace of the classic details & palettes. The carefully selected materials and finish palettes, offer to the owners the liberty to express their own preference. Common features of the signature classic and contemporary residences: Identical interior layouts. Both schemes have high-end materials throughout, neutral palettes and unique combination of stone and pearlescent finishes. The underlying design intent was to create timeless spaces by incorporating the simplicity of the contemporary combined with the elegance of the classic. These carefully selected neutral palettes can receive a wide range of furniture styles, offering the buyer to express their own preference. The contemporary apartments are defined by: Cooler Palette, clean lines, rectilinear forms, seamless surfaces. The classic apartments are defined by: Warmer palette, finer details in paneling and curvilinear forms.
Manufacturing Efficiency & Sustainability:
The Owners made allowance for sizable budget for sustainable products & materials to be specified by designer, without compromising the underlying design intent. This includes: Improving on energy efficiency is very relevant for the Middle East specifically, as energy consumption in our region is amongst the fastest growing worldwide, putting strain on the supply side and requiring substantial investment in power plants. Key sustainability features: • All toilets are specified and installed with high-jet performance and low flow flushing systems. This can contribute to sustainability by minimizing the water footprint of the home owners and conserving this liquid asset. • Installed Fit faucets with low flow limitation and special spray jet technology allow the mixing of water with air to keep water consumption down. This is also an energy technique, allows for less water needs to be heated. • Use of premium led lighting control systems with integrated sensors.
Benefit to the Client:
The project has won 2 awards (African & Arabian Best residential apartments & Best residential design). It was also shortlisted in the Society for British Interior designers. As a matter of fact, the developers have received comments for The 118 Downtown such as: timeless classic design that inspires the senses towards an Umami experience.
